Did you know that California does not license building inspectors?
In fact, anybody can represent themselves as a building inspector, regardless of their inexperience or lack of qualifications. Even a licensed contractor or someone who has been doing inspections for years may not be competent to inspect the myriad of systems and components included in the construction and maintenance of buildings.
How do you know if an inspector is qualified?
A competent inspector will have passed written comprehensive certification exams in the codes, such as those given by the International Code Council, and also be a member of the California Real Estate Inspection Association and/or the American Society of Home Inspectors. This is your assurance that they are professionals, and that they have demonstrated through testing and experience their knowledge and understanding of the different building systems and their various components.
